When a home is marked as ‘Reserved,’ it means another buyer is working through the contract process. However, it’s still technically available, and we can accept other offers until everything is finalized. If you’re interested, reach out to us—we’ll keep you updated on the status! There are still homes up for grabs, but HURRY, they are selling fast.
The home I love isn’t marked as Reserved. Can I still buy it?

What happens if I change my mind about the home?
We get it. With Idaho’s largest inventory of new homes, there are LOTS to choose from. Sometimes the first one might not be the one—and that’s okay. That’s why we don’t require any money down or deposit to reserve a home online! If you completed the Buy Online reservation form already, our team will be emailing you within 24 hours to discuss the next steps. Go ahead and let us know that you are no longer interested in that home. Of course, we want to help you find the right one—with zero pressure. CBH is built different. Buying a CBH Home
How long does it take to buy a CBH home, and when is my first payment due?
If you choose a move-in ready CBH home, you can typically close and get your keys in about 4-6 weeks.* And here’s the part most buyers love: your first mortgage payment usually isn’t due until the first of the month after a full month has passed – so you’ll often have 30-60 days* after move-in before your first payment.

What is a 2-1 rate buydown and how does it lower my monthly payment?
A 2-1 buydown temporarily lowers your interest rate for year one and year two of your loan – before settling at your fixed rate in year three. The cost of the buydown is paid upfront (often by CBH as part of your incentives*), so you get a lower payment without paying for it yourself.
Here’s an example of how the math works:
Say your current rate is 6.5% on a $400,000 loan.*

Escrow Information
What is an Escrow Hold?
An escrow withhold is when your lender requires funds to be held back from Builder’s proceeds at closing for work we are obligated to complete per the terms of a buyer’s contract agreement. It allows your lender to close on your home, fund the purchase and release funds to CBH Homes once our work is complete.
Why is the house next to me getting landscaped when nobody lives there yet and my escrowed landscaping isn't completed yet?
Great news, you have a new neighbor coming! Since the weather is currently warmer, lenders will not allow buyers to close with any items incomplete on their home. We are required to finish landscaping, painting, etc. on your neighbors home in order for them to close and move in. Sometimes this means your new neighbor might get their landscaping before our landscapers can get caught up on the escrows which include your home.

Does CBH have a warranty portal?
Yes, the CBH Warranty Portal lets you track, manage, and update requests in one convenient location.
What qualifies as a warranty emergency?

What issues are homeowner responsibilities?

How do I track a warranty claim?

What if my warranty expires but I already submitted a request?
Requests submitted before expiration will still be honored, as long as they are documented properly in the portal.
How do I submit a warranty request?
Homeowners can submit claims through our Warranty Request page. From small repairs to major service issues, our Customer Care team is ready to assist.
Can I use my own contractor for repairs?
For coverage to remain valid, repairs must be completed by CBH-approved contractors.
Are appliances covered under warranty?
Appliances are covered by the manufacturer’s warranty, not CBH. Keep all product manuals for reference.
What is an HOA and what are their fees?
Homeowners Association (HOA) manages community spaces, amenities, and neighborhood standards. Some CBH Homes communities have an HOA, with monthly or yearly fees that can cover landscaping, parks, pools, or snow removal. Fees vary by community — visit our HOA Information page for details on costs and what’s included.
Realtors
Can the earnest money be deposited with my Brokerage or a designated Title Company?
The Builder prefers all earnest money be paid to CBH Homes upon acceptance of contract by Buyer and Seller. This eliminates tracking of earnest money, requests for release of earnest money, and possible closing delays.
What if I want to use a different Title Company than you have listed?
Our preferred Title Companies know the business and how to get homes closed fast. If your Buyer prefers to close with a different Escrow Officer our preferred closer will prepare closing documents for both the Buyer and Seller and your Buyer may do a courtesy signing with their preferred closer if they choose.
What happens if I already submitted an offer on the RE-21?
Our Sales Team will transfer all offer terms from your RE-21 to a CBH Purchase and Sale Agreement. At that time, we will e-mail the new CBH Contract to you to present to your Buyer. You will then e-mail the Buyer signed Contract to the Sales Team, they will submit the CBH Contract along with the RE-21 to the Builder, and the RE-21 will be deleted within Builder’s response.
Am I required to use your Contract?
Yes. The Builder requires all contracts be written on a CBH Contract. Our Sales Team is more than happy to assist you with your offer and guide you through the process from acceptance to closing. Our contracts include all Builder required disclosures, inspection guidelines, seller paid costs, title company information, etc. which in turn allows for quicker responses, and acceptance time frames.
What if my Buyer is unable to pay the earnest money stated on your guidelines?
We are flexible, but please keep in mind additional earnest money may be required if your Buyer is requesting additional landscaping, fencing or upgrades.
Renting vs. Buying
Does CBH offer rental homes?
