What Does “Under Contract” Mean?
Being under contract means CBH has accepted your offer and your new home is officially spoken for. From here, a whole team kicks into gear on your behalf. Your CBH Sales Specialist, your CBH Transaction Coordinator, your lender, and the title company will all be reaching out to guide you through the next steps – so keep an eye on your phone and inbox.

Your Under Contract Checklist: 4 Steps Between Offer and Closing
Once you’re under contract, a few important to-dos land on your plate:
- Schedule your home inspection. If you choose to get a home inspection, be sure to get it scheduled in order to keep your closing timeline on track.
- Submit your earnest money. This deposit shows you’re serious about the purchase, and it’s credited back to you at closing. Here’s a helpful explainer on how earnest money works.
- Provide your loan letter. This is essentially a letter confirming you are approved for you loan amount. Your lender will provide this and keep things moving forward!.
- Schedule & Complete your New Home Orientation. Before closing, you’ll receive an email with appointment times to schedule a walkthrough with the Construction Manager on your home, showing you the ins and outs of the home. This is a great time to ask any questions you have for the exact person who helped build your home.
What Happens on Closing Day?
Closing day is when you sign your loan documents and officially get your keys. Your lender walks you through your final numbers, the title company handles the signing, and once everything funds and records, your new CBH home is yours. No surprises, no mystery – just keys.

Here’s the big one: avoid any large financial purchases while under contract. That new truck, that furniture haul, that dream boat – hold off. Big purchases can change your debt-to-income ratio and impact your loan approval right when it matters most.
