Step 2: Get pre-approved

Your monthly payment isn’t just the loan. It’s principal and interest, plus property taxes, homeowner’s insurance, and – depending on your loan type – mortgage insurance. Communities typically add HOA dues, which are the Homeowner Association Fees that help keep the community pristine. A good lender lays every piece out so nothing surprises you later.
Pre-approval is a lender’s written “here’s what we’d lend you”. It tells you your real price range, flags anything to clean up in your finances, and means you can move quickly when the right home shows up. Mortgage rates change daily, so don’t build your plan on a headline from last month. Check Freddie Mac’s current national average, then talk to a lender about what your actual rate would look like.*
Here are some of the most common loan types, translated:
- Conventional – the standard route, with flexible options for all kinds of buyers.
- FHA – friendlier entry requirements, which is why so many first-time buyers ask about an FHA loan in Idaho.

Idaho wants Idahoans owning homes, and the programs prove it. Two to know in 2026:
Idaho Housing down payment assistance
The Idaho Housing and Finance Association (IHFA) offers down payment and closing cost help for qualified buyers, paired with your main home loan so it all works as one package. Idaho First-Time Home Buyer Savings Account
Already saving for a home? Idaho lets you deduct money you put into a dedicated first-home savings account from your state taxable income – a tax break for doing what you were doing anyway. Current contribution limits and rules are at tax.idaho.gov.

The Treasure Valley isn’t one market – it’s several, each with its own personality and price range.

- Nampa and Caldwell generally offer more home for the money, with amenities improving fast.
- Kuna and Star are the fast-growing edges – newer communities, more breathing room, easy reach back to the core.

Buying resale means offers, counteroffers, and hoping. Buying new means signing a purchase agreement at a set price.

- Earnest money: a good-faith deposit that counts toward your purchase at closing.
