Closing day is finally here – but what actually happens? It’s the day the dream becomes real, and knowing the steps ahead of time makes it all feel exciting instead of stressful.

The Three Main Closing Day Milestones
Closing day comes down to three big moments:
- New Home Orientation (NHO – Final home walkthrough)
- Working with Title and Lending
- Pop the confetti!
Knock those out, and the keys are yours.
Closing Day with Your Lender: The Money Part
Your lender prepares your closing cost figures ahead of time and walks you through exactly what’s due at closing – plus answers any last-minute financing questions. No surprises, no mystery numbers.
Want to prep like a pro? The Consumer Financial Protection Bureau’s closing checklist is a great overview of the documents you’ll see and what they mean.
Signing with the Title Company
Signing typically takes 30 minutes to an hour. The title company walks you through every document, one by one, then sends everything to the county to fund and record. Curious what title companies actually do behind the scenes? The American Land Title Association has a good explainer on how title and settlement protect your purchase.
Pro tip: bring a valid ID, and get ready for some signing!
Funding, Recording, and Getting Your Keys
Here’s the home stretch. Once you’ve signed, funding and recording takes roughly 4-5 hours. When it’s done, your real estate agent or CBH Sales Specialist calls to let you know – it’s time to pick up your keys!
That call is one of the best phone calls you’ll ever get. Trust us, 30,000+ happy homeowners can confirm.
Frequently Asked Questions
How long does closing day take? Signing itself takes 30 minutes to an hour. Funding and recording takes roughly 4-5 hours after that. Most buyers have keys in hand the same day.
What should I bring on closing day? A valid government-issued ID and any funds due at closing, prepared per your lender’s and title company’s instructions. Your lender will confirm exact amounts ahead of time.
When do I get my keys? As soon as your loan funds and the county records the sale, your agent gets the call – and you get the keys.
